We can provide a Letting and Management Service customised to your requirements from:
- Letting only where we find and place the Tenant and set up the tenancy and thereafter you manage the letting yourself to:
- Full management where we set up the tenancy and then collect the rent and deal with the day to day management.
- Our services are comprehensive and complete and are designed to relieve you of any problems, worry or difficulties that may occur during the setting up and on-going period of a tenancy.
- We will make an appointment to come and discuss your requirements and offer advice where needed to ensure a successful letting of your home or investment.
Landlord Standard Fees
Managed and Rent Collection
Letting and set up fee - 50% of first month’s rent plus VAT
Fully Managed - 10% of rents collected plus VAT
Rent Collection - 7.5% of rents collected plus VAT
Letting and set up fee - First month’s rent plus VAT

Inspections - Rent Reviews - Supplemental Agreements - Service of Notices
At a cost of £62.50 plus VAT (£75.00)
New Agreement £100.00 plus VAT (£120.00)
For dealing with Deposit disputes £50 plus VAT (£60.00) per hour
For management of vacant property £30 plus VAT (£36.00) per visit
Preparation and Checkout by Independent Inventory clerk by agreement
The letting and set up fee includes marketing the property, preparation of the letting particulars, conducting viewings, referencing of applicant(s), preparation of tenancy agreement(s) and inventory and schedule of condition (unless prepared by independent inventory clerk by agreement). A copy of Seccombes landlord’s guidance notes are available on request.
Tenant Standard Fees
Tenant Administration Fee (Single Applicant) - £175.00 plus VAT (£210.00)
Additional Applicant - £40.00 plus VAT (£48.00)
Guarantor Referencing - £40.00 plus VAT (£48.00)
If unsuccessful at Referencing the Administration fee would be returned less £40.00 plus VAT (£48.00) per applicant/guarantor with regard to referencing costs
Penalty or late payment letter/email - £25.00 plus VAT (£30.00)
Failed payment at bank - £20.00 plus VAT (£24.00)
End of Tenancy inspection - £50.00 plus VAT (£60.00)
