Description
A DETACHED VICTORIAN RAILWAY COTTAGE IN A RURAL LOCATION IN NEED OF MODERNISATION AND OFFERING POTENTIAL.

Wil-Haven is a former crossing keeper's cottage built on the Moreton in Marsh to Shipston on Stour tramway line which was designed by Thomas Telford. It is understood the line opened in February 1836 and was originally used by horse-drawn trams but converted to steam in 1889. The line closed in May 1960. The occupier of Wil-Haven would have worked the crossing gates.

Wil-Haven is understood to date from the 19th century and is situated in a rural location. The cottage, which is in need of modernisation offers scope, subject to the necessary permissions, to create a fine house overlooking the surrounding countryside.

In addition, the large double garage with workshop area has planning permission granted to provide a one bedroom annexe as ancillary accommodation.

Outside there is car parking and behind the garage is a raised, principally lawned garden.

Entrance Hall with stairs to first floor and door to

Living Room with open fireplace leads through to the

Dining Kitchen with solid fuel Rayburn with back boiler for heating and hot water, understairs larder cupboard.

Situated off the kitchen is the Bathroom.

To the back is the single glazed Conservatory/Garden Room overlooking the car parking area to garden beyond.

On the first floor is the Landing with doors to

Two Double Bedrooms and a separate Cloakroom which offers scope to create a first floor bathroom.

Tarmacadam driveway with lawned area either side leads up to the parking area in front of Wil-Haven with a Single Garage adjoining. Situated to the back of Wil-Haven is a further car parking area with a large Double Garage incorporating a Workshop Area with planning permission to convert into a one bedroom ancillary annexe. Situated beyond the garage and car parking area the driveway continues up to the raised lawned garden area.

To the north there are views out over the adjoining farmland.
