Rural Payments Agency
We understand the land is registered with The Rural Land Registry and a claim has been made for Basic Payments Scheme (BPS) in 2018. The BPS entitlements will be available for transfer to an incoming purchaser and included within the purchase price. There shall be no apportionment of any claim value for the 2018 claim year which shall be made by the vendor.

Environmental Stewardship
There are no live environmental stewardship agreements on the property.

Cross Compliance
A purchaser will be required to comply with the Cross Compliance regulations as set out by the rural payments agency for the 2019 scheme year until 31st December 2018, and indemnify the vendor for any loss or penalty as a result of any breaches of Cross Compliance.

Rights of Way and Access
There are no known public rights of way crossing the land. Access is direct onto the pubic highway (Traitor´s Ford Road).

Sporting, Timber and Mineral Rights
We assume these are in hand and are available for transfer to the purchaser upon completion.

Tenure and Possession
The land will be offered for sale freehold with vacant possession given up on completion.

Completion and Holdover
The completion date is to be agreed between the parties. Should completion be prior to the winter oats being harvested on the land the vendor will require holdover to harvest the crop.

These are based on the computerised digitised mapping data under rural payments agency land register maps. The purchaser shall be deemed to have satisfied themselves as to the description of the property. Any error or mis-statement shall not annul the sale.
